Demonstrating the strength of early and integrated collaboration.

A purpose-built manufacturing facility and workshop for high-end furniture and joinery manufacturer, AR18. It was designed around a demanding operational brief and an ambitious programme.

Each material is used where it performs best. Built into a slope, the lower ground floor structure and retaining walls are formed in water-resisting reinforced concrete. The upper ground floor is steel framed, providing large spans that maximise the flexibility & usable space below - despite the large machinery loads.

At roof, elegant curved glulam portals clear-span the 25m width of the building, with CLT roof panels creating a lighter, more expressive structure. The exposed timber and natural light bring warmth and beauty to the factory floor, creating a generous, open-plan space that can adapt to AR18’s future needs.

The building moved from Stage 2 design to fully operational in less than 14 months. Key to achieving this incredibly challenging programme was Engenuiti’s ability to undertake the final design of the timber members and connections, including resolving critical fabrication, transport and logistic challenges for the curved glulams. Engenuiti also brought their timber industry contracts to the table early, connecting the client with specialist suppliers and ensuring a competitive price.
